Fountain Hills Hillside Balcony Restoration & Waterproofing

This Fountain Hills residence required a comprehensive restoration of an 80-foot-long elevated balcony system that had experienced long-term water intrusion, drainage deficiencies, and structural deterioration. Zen Construction performed selective demolition, structural framing repairs, substrate replacement, advanced waterproofing installation, flood testing, custom flashing integration, and exterior finish restoration.

A significant component of the project involved redesigning the home's rainwater management system. New scuppers, gutters, and drainage components were installed, while existing roof drain leaders were reconfigured and rerouted to properly discharge water away from critical building assemblies. These improvements help protect the structure from future moisture intrusion and provide long-term performance during Arizona's seasonal storm events.

The balcony assembly was reconstructed with a modern waterproofing system, integrated drainage detailing, and new finish materials designed for durability and longevity. The project also included preparation for the installation of new high-performance French doors to complete the exterior envelope upgrade.

Spanning the full length of the residence and overlooking the surrounding hillside terrain, the balcony required careful coordination between structural, waterproofing, drainage, stucco, tile, and door installation trades. The completed project delivers a durable, watertight exterior living space while preserving the architectural character of the home and significantly improving long-term building envelope performance.
